Bay Harbor, Michigan

For a century, Bay Harbor, Michigan was the site of an abandoned cement plant and limestone quarry; 1,200 acres stretching five miles along Lake Michigan's beautiful, historic Little Traverse Bay. When Bay Harbor Company L.L.C. acquired the property in 1994, an undertaking of demolition and renovation immense in scope and grand in outcome was taken to restore the land to its natural beauty and traditional turn-of-the-century historic Victorian architecture.

The CDI Group, a Licensed Applicator of Hacker Floor Underlayments, was awarded the opportunity to cap the uneven, cracked portland cement based lightweight concrete floors in the Maritime Building and Old Fishing Lodge in Bay Harbor. Using FIRM-FILL® 2010, The CDI Group installed 80,000 square feet of the gypsum concrete floor underlayment at depths of 1 inch to 3 1/2 inches, leveling many floor areas of the structure where the concrete had shifted. Over 40 individual housing units ranging from 1,100 to 4,000 square feet benefited from the installation.

"The original lightweight concrete was very uneven and cracked, a problem resulting from the building shifting and settling, and the nature of lightweight concrete to crack as it cures. We were hired to cap only, but we also leveled many floor areas," said Mike Lynch, owner of The CDI Group.

FIRM-FILL® 2010 is mixed on site to the project specifications and once installed, provides a smooth, crack resistant surface throughout while reducing sound transmission between units. FIRM-FILL® 2010 provides compressive strengths from 1800 to 2500 psi and is an integral part of over 65 UL fire rated systems, which are a necessary attribute for multi-family housing.
